What are modular homes?
A modular house is a house that is planned, built and assembled using pieces that are manufactured in a factory and installed on the land where they will eventually be. The final assembly and installation of the construction requires the transportation of the modules to be assembled on the site.
This type of house is built with heavier materials than prefabricated houses. For this reason, materials such as concrete, stone, bricks and ceramics are used. This makes it necessary for each piece to be transported separately.
Quality controls, habitability certifications and approval for this type of design and construction are usually stricter by virtue of the fact that the production of each component of a modular home involves specific and additional steps, procedures and manufacturing methods. Buyers, however, benefit from this in terms of warranty and quality.
Now, modular homes are assembled with prefabricated parts and this is one of the characteristics of this type of housing.

Difference between modular and prefabricated houses
Prefabricated houses are completely ready homes that are built, assembled and transported whole and ready to inhabit to their installation site. While modular houses are built in pieces (or modules) that are assembled or assembled after transporting each one of them to the plot.
The materials with which a prefabricated house is manufactured are very light and those of the modular houses can be more solid and heavy or similar to traditional houses.
A prefabricated house is less heavy than a modular house. This makes a difference in maintenance and durability. Prefabricated homes require attention to their structures (which can weaken faster), while modular homes have greater resistance and their maintenance is also less.
A prefabricated house does not accept as much customization as a modular house. This is due to the fact that the final finishes of these are assembled at the place of manufacture. On the other hand, modular houses can allow individualized finishes such as facades, windows and other components that are installed when the building is finished.
A prefabricated house is finished and delivered in a matter of days and modular houses take at least three months for the family to move in.
